Actually this FHA Hope Program For Home Owner’s may prove to be HOPELESS, for both home owner’s and lenders…..Let me explain…..First, here is an overview of this Hope Program.
The President has signed into law legislation that will allow HUD’s Federal Housing Administration (FHA) to continue providing targeted mortgage assistance to homeowners that are upside down on their mortgage and or with an adjustable rate mortgage. The Hope for Homeowners program will continue FHA’s existing and successful efforts to provide aid to struggling families trapped in mortgages they currently cannot afford. Under the program, certain borrowers facing difficulty with their mortgage will be eligible to refinance into FHA-insured mortgages that is more affordable. The program was implemented on October 1, 2008
Let’s start with the lenders perspective with participating in the FHA Hope Program For Home Owner’s:
To do this transaction the lender will have to reduce the loan to 90 percent of the current market value of the home, so that means if the original loan was $300,000 and the current market value has dropped to $200,000, and then the lender has to reduce the loan to $180,000 that’s 60% of the original loan amount. The property must also be the principal residence and the homeowner cannot own more than one property.
Now if the lender did a modification of the original loan amount they wouldn’t necessarily have to reduce the loan amount, but instead just reduce the interest rate and extend the period of the loan to make it affordable, normally up to forty years in amortizations.
Now this may seem as a good deal for the home owner….but keep reading.
The new mortgage loan will be at today’s current interest rate, versus with loan modifications interest rates can be negotiated way below today’s rates, sometimes as low as 2 percent. In addition the new FHA Loan will come with upfront mortgage insurance and it will be a 30 year fixed, while with the loan modification they can extend the loan up to 40 years with out mortgage insurance. Not to mention all the other closing cost associated with getting a new loan.
While in the HOPE Program, the homeowner cannot get any second mortgages
for the first 5 years of the FHA hope Loan and when you think it couldn’t get worst, well….if the house appreciates in the future, the home owner will have to share that equity with the government.
This shared equity starts at 100% to FHA during the first year and will remain at a minimum of 50% to FHA from five years throughout the duration of the mortgage.
For the current lender, it will make more sense to modify the loans themselves than to participate in the FHA Hope For Home Owners Program. And for the home owner they will have more flexibility in interest rates and affordable loan terms and they won’t have to share they built up equity with the government.

The previous MacBook Pros were very good indeed. They delivered consistently professional quality and great features. Reviewing next generation MacBook Pros is therefore something of a treat.
An initial glance at the latest models shows nothing new. This isn’t disappointing: the sturdy casings and the smart design are exactly what you want from a superior laptop. The keyboard appears tidier – the result of some minor changes – but apart from that, everything looks as impressive as it always has.

Technology
To begin with, the processors are Intel 45 nanometer Penryns. These are noticeably faster than the 65 nanometer Meroms installed in the older MacBook Pros, and easily beat the Meroms in all benchmark tests.

As with all new Macs, the MacBook Pro comes with the best operating system around, the Mac OS X v10.5 Leopard. If you’ve never used Leopard before, its proficiency will delight you. If you’re already a Mac user, you still have something to please you because the new MacBook Pros boost the speed of Leopard and the applications that run off it.
Among these applications is Apple’s latest version of the world’s fastest browser, Safari. This comes with the usual batch of updated Apple software such as Boot Camp, Mail, iChat, iTunes, DVD Player, iPhoto and iLife ’08.
Performance
Experienced MacBook Pro users can load their preferred applications on these latest models and immediately notice the improvements in speed. 1. Don’t work with buyers. You can make a lot of money if you are a good listing agent. Remember the old saying that you have to “list to last”. I don’t completely agree with that since most of my income the last 5 years have come from buyers. However, if you look in any market the largest producers are usually the big listing agents.
2. Qualify. Qualify. Qualify. I see way too many agents just hop in the car to go show property without really qualifying the prospect. Ask as many questions as you can get away with. Here are a few examples:
a. Are you working with an agent yet?
b. When are you looking to buy?
c. Are you paying cash or have you arranged financing yet?
d. Do you need to sell a home prior to buying?
e. How large of home do you need?
f. Do you prefer newer or older homes?
g. Have you been to (city) before? If so, what areas do you prefer?
h. Do you follow the real estate market? Do you feel we have hit bottom yet? If not, are you ok with buying at these market levels?
i. Is this an exploratory trip or will you buy if you see a home that suits your needs?
j. How long have been looking to buy a home?
You don’t want to make it an interrogation so be tactful in how you ask some of these questions. I have always found that a conversation works well or ask them questions in an email with an emphasis on how these will help save them (and you) time.
Some of these questions can save you a bunch of time by finding out exactly who your client is and work them accordingly.
3. Say No. Learn to say no to people who you know are a waste of time. You are running a business and have to be efficient about your time. I wouldn’t be so strict that you can’t spare 30 minutes to go show an old client a home even though you know he will not buy it. The old client may never use your services down the road.
I get requests all the time from vacationers who want to go see a few a beach front condos. After I ask them a bunch of qualifying questions it is apparent that they are not serious. Sometimes, after my questions they realize they are wasting my time and decide not to look at them. This can be a tough one sometimes because every now and then you are surprised who does buy and does not buy.
4. Show the best properties. It is not about the quantity of properties but the quality. I explain to buyers that I plan to show them the best properties and will eliminate the ones that are waste of time. Obviously, to do this you need to good market knowledge. It is hard to pick the properties that best suit your client if you don’t know the market very well. Some of the buyers of my largest transactions only saw 4 or 5 properties. I sold a home in Sarasota last week with a list price of $1.695 million. They viewed 3 homes. Every personality is a little different. Some buyers need to see 30 homes before they feel comfortable pulling the trigger.
5. Educate. Educate your buyers on the market. Buyers have to be well informed before they pull the trigger. The amounf of information is different for each buyer. Be careful not to overload your buyers with too much information. They might suffer from paralysis of analysis. This goes back to learning who your client is through a number of questions. Some buyers need all of the information to buy while other only need an executive summary of the market. Figure them out and work accordingly.
At some point in the process I mention some market statistics. For example, “last month all of the properties that sold did so for about 93% of list price.” This sets their expectations of the market. I weed out a lot of lookers this way because they hear all of the horrible news about Florida real estate and expect a 40%-50% from the list price.

These cocktails are popping up more and more at local restaurants and bars and may be a perfect addition to a company holiday party. When possible, ask about local distillers in your area that may have an eco-friendly vodka or tequila you can add to your cocktail list.
Sustainable Wines
Wine makers were early pioneers of organics in the United States. Many wineries are turning to sustainable farming and cultivating practices to make high-quality red and white organic wines. Oregon organic wines like the Eco-Wine from Amity Vineyard have no detectable sulfites. Others like the wines made in California’s Beckmen Vineyards or Gypsy Canyon Winery are biodynamic, meaning that they were farmed using an all-natural system of farming, without chemicals or synthetic fertilizers. They also use the farms own resources to maintain and sustain the crop. The strength in these wines is that the makers have figured out sustainable practices they can follow that still produce incredible, unique wines. With a table full of fresh sweet potatoes, carrots and home-made stuffing, a bold glass of an organic wine is an excellent way to toast to the many things we should be thankful for.

The South Florida commercial property and residential property market was once the darling of foreign investors. The housing boom saw new commercial properties go up in record numbers, the sub-prime mortgage lenders seemed to loan everyone money to buy them, and as we all know by now, the housing crisis has seemed to reverse all those prosperous trends and left most real estate markets in ruins. Investment property in South Florida isn’t an exception, though it hasn’t suffered as much as the residential market.
Just last month, the overwhelming amount of mortgage-rescue fraud occurring in South Florida real estate and markets across the state prompted lawmakers to take action. The Foreclosure Fraud Act went into effect on October 1st that forbids companies that claim to stop foreclosures or perform any sort of mortgage-related rescue services from performing any kind of service without first drawing up a written agreement with their clients. The Act also made it illegal for them to collect any kind of fee until the services that were agreed upon in the contract have been performed. When special laws have to be passed, the situation is grim.
While investment property in South Florida isn’t hit as hard as the residential market by the foreclosure crisis, there are still problems. The credit crunch still makes it hard for the average buyer, and even the above-average buyer in some cases, to get credit to invest in the available commercial property in South Florida.
The supply and demand are a bit out of joint right now, with more South Florida commercial real estate available and not enough buyers. This causes huge problems for those wanting to sell commercial property in South Florida. Anyone who purchased a property right before the housing crash hoping it to flip it quickly for a profit probably got a nasty surprise, as the only way they’re likely to be able to sell it now is to sell it at a loss, getting much less than they paid for it just two months ago.
But this oversupply serves to make it a buyers’ market, with lower prices and better terms because sellers want to move the property. Unfortunately, the heavy hitters are the ones most likely to be able to buy, given the credit problems plaguing not just the country, but the world. But with the recent bailout, this should start to improve, and buying quickly before things improve enough to raise the South Florida commercial property prices will let you see the best return on your money.
If you think that buying investment properties in South Florida won’t be a good investment because of the oversupply, consider it a longer term investment. Eventually the US will pull out this crisis, lines of credit will get moving again and people will start spending on large items like vehicles and real estate. Once that happens, your commercial property in South Florida will once again be in demand by other buyers, and you’ll be able to make a profit.
