Closing the Sale With Ease

How confident are you when the time comes to close the sale? One of the most consequential factors at play that can contribute to a successful closing (and possibly understanding when you should move on) has to be the leverage and confidence you posses when going into a sale. Apply the following information effectively and you will be able to build both your confidence and leverage:

Stop emotional attachments when they are clouding your vision.

Emotional attachments can reek of desperation whether focused on the ego, the money or the time invested into your sales process. And anyway, many prospects see right through the desperation or need for a quick sale and can even sense that your pitch is now more focused on getting a deal done than it is about the solutions and value you can offer. You need to be able to close the sale with a greater sense of confidence. This, in turn, should eliminate bad deals altogether.

Manage your pipeline.

You need to manage all of your accounts over the entire sales process using an account profile management system-a corkboard will suffice-to post prospect information on as they progress through sales cycle stages. This is a great way to visually follow your sales activity. There are software programs that do the same thing; however, seeing your writing and notations up on your wall is a constant reminder to work harder. Engaging yourself in activity’s which move you through your sales cycle will give you the power to either close a sale or walk away confidently.

Formulate your value statement.

You need to believe in your mission, the products you market and understand what benefits are your customers receiving. And the term, ”Value statement” denotes the fact that you need to have a very enthusiastic and confident belief in whatever you are selling. A lot of it can come from the positive results experienced by your clients.

Possess a very stout history and track record.

Amassing an impressive track record full of positive testimonials and results is priceless. For your closing ratios to increase, you should be focused on all of the great results you can provide your customers with. Ask your prospects what they want to do with your services or products once they are in possession of them. Understand what their specified objectives are and then over deliver those objectives. Because in the future when you need help closing a deal, you can contact these satisfied customers who will gladly help you out.

As so many of us are already keenly aware of, losing a deal that you have put your heart and soul into can be quite demoralizing. If you use these four smart recession-fighting strategies, you’ll emerge from the recession just fine.

Four Recession-Be-Darned Marketing Tactics

1. Have a risk-free introductory offer. For example, 1AutomationWiz.com, the online shopping cart I use, offers a free 30-day trial. You sign up, set up the cart and can use it for real transactions without having to pay until the 30th day. (By then, you’re hooked!) As a variation on this theme, Changing Course initially charges just $13.55 shipping on its $297 Fast Track Your Dream program. They ship the materials, then begin charging the program fee on day 30. The buyer can ship everything back before day 30, then not be charged. For a non-monthly service, you can get the customer’s credit card information or check up front, but promise not to charge the card or to return the check if the customer isn’t happy.

2. Develop and sell information products. Information products offer a low-risk, low-commitment way for new customers to get to know, then trust a vendor company. You can sell them to do-it-yourselfers who might not spring for full service as well as to regular customers who want to learn about a new topic area. Not only do the information products provide an additional stream of revenue during the recession, they will continue to do so after the economy picks up again (as it inevitably will) with no additional work. To get products ready for sale within weeks, start small, as with short downloadable reports or audio recordings of expert interviews.

3. Catch their pulse. What do your customers need most right now? Put your ear to the ground. Listen in on your target market’s complaints, questions and wishes where they hang out on email discussion lists and web-based forums. Based on what you hear, add a new product or service or twist an existing one so it clearly connects with their concerns. Let’s say that on the financial forums you see more questions than usual from couples nearing retirement or parents with more than one child in college. You could quickly create seminars, reports or telephone hotline hours specifically for those groups.

4. Pursue publicity. Getting media coverage can be as quick as picking up the phone and calling the news desk of your metropolitan newspaper or TV station to explain why you’re the local angle to today’s big story. Invest a little time to understand what constitutes newsworthiness in the eyes of the media, and pitch your company or yourself in pitch letters and press releases. During a recession, you may have a better shot at earning 15 priceless minutes of fame because competitors may have scaled back on the retainer for their PR firm. Find a cost-effective compromise between writing your own releases and hiring someone to do it for you by Googling “press release makeover service.”

Close your ears to those running around complaining that the sky is falling, and instead get to work implementing these recession-smart strategies. You’ll look back on the era of gloom and doom with a smile on your face and a nice fat bankroll in your pocket.

Know what your purpose is when cold calling.

Prospects are becoming immune to sales pitches. Whilst calling one, capture their attention by using power words that spark their interest and then get the prospect to talk more about themselves. Begin to make notations about what they are saying and try to weave that information into the reason you called them. Prospects will care more about what your services or products are when they can envision how it will work in their life.

The prospects should want to call you back.

Getting a voicemail shouldn’t be a dead end. Many opportunities are lost when telemarketers don’t leave voice mail messages for the prospects they call. Leave your number and name so they can call you back. Then, ask them to write it down on paper. This is because people will write down numbers if dictated to and anticipate that your number may be useful to them. You then need to give them a very compelling answer about why you called them and then another compelling reason for the prospect to get back in touch with you. Be confident but do not be slick or try to oversell yourself. Again, leave your number and name in case they missed it the first time.

Cold calling is a tough row to hoe, indeed. You will field many more no responses than yes responses. This is O.K. though because remember that every no will bring you even closer to another yes and that focusing on transmitting the enthusiasm you have for your services or products into each call you make you will already be a successful telemarketer even before saying, “Hello!”

Being a successful salesperson isn’t a talent that you are born with. Some people may have the right instincts and personality traits to potentially be good salespeople, but success still depends on learning and putting into practice the right selling techniques. One of the biggest roadblocks to success in business sales is customer objections. When you are not prepared to deal with them, your prospects for successful sales are bleak. If you take the time to learn positive ways of dealing with and overcoming objections, however, you will see obvious financial benefits.

Let’s say that you are in the business of selling a certain brand of office furniture. You set up an appointment with and then visit a business owner. Your goal is getting him to replace the office furniture he has with what you are selling. You make your presentation to the customer, laying out in detail the benefits of buying and using your office furniture. The business owner’s first response is that he is happy with the furniture that he has, and none of his employees have ever complained. Almost before he finishes saying this, you jump into how the furniture he has now could actually be physically detrimental to his employees. You tell him that he should replace it with the furniture that you are selling if he cares about the people who work for him. You walk out of there without a sale.

In a slightly different scenario, you make your sales pitch to the business owner, detailing positive facts about your office furniture and why it would be beneficial to him and his employees. He tells you that he and his employees are happy with the office furniture that they have and don’t see any reason to spend money on different furniture. You listen intently to his objection. You ask him to clarify what it is that he and his employees like about the furniture they are using now. You tell him that you can see why he feels the way he does. You go on to explain that a lot of your customers felt that way at first, but when they bought your furniture they found that there was a significant increase in comfort and decrease in employee injury. You get the sale.

In the second example of dealing with the customer objection, you show that you are truly listening and not simply thinking about the next thing that you’re going to say. You acknowledge his feelings and empathize with them. You ask him to clarify something to show that you want to make sure that you understand what he’s trying to say. You give him examples of others that have felt the same way, and then you go on to show why other customers ended up preferring your office furniture over what they used before. You can see the difference between this kind of positive interaction and respect for the customer’s feelings, and the negative approach in the first example.

When overcoming objections, customers should always be treated with respect, and their feelings should be taken into consideration. When you think of your customers as people and not potential sales, you are leveling the playing field and creating a positive atmosphere for successful selling.

The lowly dumpling. In Western-style cooking it is a simple staple, a source of carbohydrates and a great comfort food. However, made in the Chinese way, it is an artistic creation from the kitchen. Chinese Dumplings (Jiao Zi or Gow Gee, in the Mandarin dialect) are a mixture made of dough filled with meat, chicken and/or vegetables. It is frequently dished up as part of dim sum. The correct preparation calls for plenty of time, patience and effort but the end result, when done properly, are definitely worth it.

Ingredients

Dough:

360 g white flour
240 - 350 ml water
1 tsp salt

You will need to buy the right variety of Chinese flour, which can be either rice flour or wheat flour. Normal plain white flour has a completely different consistency when mixed with water and cooked.

Make sure that the water is extremely cold, in fact nearly freezing. Mix the salt and flour together and add 240ml of the water. Blend well into a smooth dough adding extra water if the consistency is too dry. Knead well and make sure that the end result is a smooth ball. If you inadvertently add too much water, just balance it with a little more flour. Cover the dough and let it rest for at least half an hour.

Filling:

1 lb lean minced meat (beef, pork or chicken)
1 tbsp soy sauce
1 tsp brandy
1 tsp sesame oil
1 tsp salt
1 tsp black pepper
1 tsp white pepper

Mix all the filling ingredients carefully to make sure that the meat doesn’t end up as a mush.

This recipe should make 60 Chinese dumplings, so divide the dough into 60 pieces and roll each piece until it is about 7.5 cm (3 inches) in diameter.

Put about a tablespoonful of the meat mixture onto one disc and fold in half, sealing with a little water and pinching the edges together until you have a half moon shape. If you have one of those gadgets which does this for you, wet the edges of the dough disc, place it on the dumpling maker, spoon in the filling and press the edges of the dumpling maker together.

Chinese dumplings can be boiled or fried

To boil, bring a large pan of water to the boil and add half the dumplings. When the water boils again add 120 ml cold water and bring back to the boil. At this point add the other half of the dumplings and another 120ml cold water. Stir the dumplings very carefully to stop them from sticking together. Bring to the boil for a third time and the dumplings should be ready.

At this point you can fry the dumplings in a wok with hot oil. You will need to keep them on the move to prevent them from sticking and to make sure that both sides take a little colour.

To Serve

Serve the dumplings with a dipping sauce of equal amounts of soy sauce and dark vinegar, to which you can add a little chopped red chilli if you like a bit of spice.

Chinese dumplings are often served at New Year banquet as they are a symbol of wealth and good luck for the coming year but as part of a dim sum selection, you can eat them with pleasure whenever you want to.

Arizona, USA - A World Class Adventure

Arizona has Petrified Forests in such abundance at the Petrified Forest National Park. Drive through it or for a closer look go on hiking trails found there. It is located just off 1-40 in North East Arizona.

The Lost Dutchman mine was never rediscovered, there is a superstition that Gold can still be found, many adventurers visit this place called the Lost Dutchman State Park. Wilderness can still be explored and a desert Lake, Canyon Lake is very near to it.

Most of the tourists camp, hike or picnic at these desert trails. Handicapped people are also welcomed here.

The world’s largest natural bridge (400 ft wide & 183 ft in height) over looking the Pine Creek is in Tonto Natural Bridge State Park. Flowing streams, upstream of the canyon, make a spectacular view.

A century old hotel, refurbished, provides excellent viewing. It is located 13 miles North West Payson off State Route 87. Picnicking or hiking is also catered for.

Considered to be Mother Nature’s finest playground is Slide Rock State Park. The Park’s name comes from 30 ft long water sliding down the rocks. The canyon here has Red Rock walls & pine forests. An Apple orchard is also an added attraction.

A huge crowd is always gathered here to refresh themselves at Slide Rocks during summer months. The parking facilities has also been expanded recently.

Just a few miles off West of Sedona in Arizona State is 286 acres of Red Rock State Park. Picnic areas and classrooms may be reserved for the public but they do provide education to school groups and private groups as well.

Swimming and going across water is available to local wildlife only and please don’t bring your pets as this is a place where there are no facilities for them. Still they provide camping sites, picnic grounds, hiking trails, classrooms, visitor’s center with a great theater and of course a gift shop.

Right next to the Community of Cottonwood, in the scenic Verde Valley, is Dead Horse Ranch State Park. Now don’t get alarmed by its name as here you can do bird watching, camping, canoeing, horseback riding, picnicking and stream & pond fishing.

Here you can also go hiking and the Equestrian events are held regularly.

Near the City of Show Low is located Fool Hollow Lake Recreation Area. Imagine camping on a lake shore and watching the noble great blue herons. Show Low Creek falls into this lake, which provides water to lots of wild animals and it has a very different fishing area.

It has a huge variety of fish like rainbow trout, brown trout, channel catfish, walleye and green sunfish. Nearby White Mountain Trail System offers many hiking trails. This place adjoins the Apache-Sitgreaves National Forest where you can get the geographical maps too.

This site offers agricultural features, camping sites, pit houses and lots of other sites. It is located a few miles North East of Winslow on State Route 87. Archeologists work in June & July only from Monday till Friday. Here archaeological exhibitions are also held many times a year.

This place offers many recreational areas with picnic tables electric supply, tent pads and grills.

As there is no size restriction on boats Lyman Lake State is 1500 acres of really beautiful Lake. A small herd of buffaloes are always grazing near the access road. A nice & restricted no-wake place for anglers.

This place offers facilities that include rock hounding trails, fishing, hiking, boat rentals and a swimming pool. General boat rental concessions are available by booking in advance.

On the foot of Mount Graham is a haven known as Roper Lake State Park. An excellent place for fishing, swimming, hiking, picnicking and camping. Camp on the lake shore & avail a natural hot-bath tub which is prepared by park rangers. The park is located a few miles South of Safford off US Route 191.

Lots of other facilities include rest rooms, shower rooms, fishing pad (also for handicapped persons), waste disposal grounds, Electric hookup, boat ramp and Natural hot springs.

Desert scenery and an isolated place is Alamo Lake State Park. It is located on Bill Williams River and after some miles falls into Colorado River.

With a backdrop of picturesque Rawhide & Buckskin Mountains it presents a stunning view. Abundance of wildlife includes Bald Eagles, Coyote, Deer, Quails and wild Burros are the area’s trademark.

Some of the basic facilities include Group use area, hiking, fishing, Electric hook up, boating, rest room showers (accessible for the handicapped) and waste disposal area.

Buckskin Mountain State Park is located between the Mountains & the Colorado River, is a welcome site both for nature lovers and hikers. Three fully developed trails on these mountains that go up the steep bluffs are always inviting to hikers.

The River welcomes swimmers, pleasure boaters and water skiers with open arms. Anglers vie for channel cat fish, crappie, large mouth bass and bluegill.

There are two distinct units at Lake Havasu State Park, Windsor Beach and Cattail Cove. Windsor beach is a day out park with all water crafted facilities. It is located in a wonderfully developed area in Lake Havasu City just North of the Famed imported old London Bridge.

Two and a half miles long and spread over 250 acres, Patagonia Lake State Park offers a variety of recreational outdoor activities. The lake is filled with catfish, bluegill, crappie and bass and in winter by rainbow trout.

Because of huge gatherings, water skiing and jet skiing are banned in summer weekends.

For anglers facilities of half of the lake is converted into a no-wake area. It offers water & electric hook ups, picnic places, a swimming beach and a marina store with boat rentals.

Actually this FHA Hope Program For Home Owner’s may prove to be HOPELESS, for both home owner’s and lenders…..Let me explain…..First, here is an overview of this Hope Program.

The President has signed into law legislation that will allow HUD’s Federal Housing Administration (FHA) to continue providing targeted mortgage assistance to homeowners that are upside down on their mortgage and or with an adjustable rate mortgage. The Hope for Homeowners program will continue FHA’s existing and successful efforts to provide aid to struggling families trapped in mortgages they currently cannot afford. Under the program, certain borrowers facing difficulty with their mortgage will be eligible to refinance into FHA-insured mortgages that is more affordable. The program was implemented on October 1, 2008

Let’s start with the lenders perspective with participating in the FHA Hope Program For Home Owner’s:

To do this transaction the lender will have to reduce the loan to 90 percent of the current market value of the home, so that means if the original loan was $300,000 and the current market value has dropped to $200,000, and then the lender has to reduce the loan to $180,000 that’s 60% of the original loan amount. The property must also be the principal residence and the homeowner cannot own more than one property.

Now if the lender did a modification of the original loan amount they wouldn’t necessarily have to reduce the loan amount, but instead just reduce the interest rate and extend the period of the loan to make it affordable, normally up to forty years in amortizations.

Now this may seem as a good deal for the home owner….but keep reading.

The new mortgage loan will be at today’s current interest rate, versus with loan modifications interest rates can be negotiated way below today’s rates, sometimes as low as 2 percent. In addition the new FHA Loan will come with upfront mortgage insurance and it will be a 30 year fixed, while with the loan modification they can extend the loan up to 40 years with out mortgage insurance.
